this is a new scheme for the wuhu commercial development master plan to react to the client’s increasing need for phasing and programming flexibility.

each rectangular block will be a mono-programmed building, simply extruded from the ground. as the scale changes, from large to small, from the main street edge to the lake, the program changes from super malls to small sohos. phasing is flexible: build 10% of the blocks the first year, then 20% the second, then 50% the third and so on. the choice to build which blocks where, is entirely flexible. programming is flexible depending on the scale: shopping can be converted to sohos or offices; offices can be converted to entertainment and f&b. as the unpredictable economic realities change, the client can decide how to develop this site based on this master plan.

in the face of tumultous change during the 1930s in europe, mies, developed ideas to make spaces as neutral as possible, as flexible as possible, which he later found fertile ground in booming America. but what will consume us besides this so-called universal space, will be the stuff in between them.

蕪湖（Wuhu）商業施設のマスタープランの新案である。クライアントの分期計画やプログラムに対する要求に対して変更を加えたものである。

一つの直方体には一つのプログラムが与えられる。メイン道路から平行に大きいものから小さいものへとスケールが移行するにしたがって、プログラムも超大型ショッピングモールから小さなSOHOへと変化する。このやり方では概ね三期あると思われる分期計画へもフレキシブルに対応しやすく、必要な数のブロックを必要な時に建てていくことになる。プログラムもその簡単な直方体の中ではフレキシブルに配置・交換が可能。長期計画の中で何度も計画変更されることが予想される今回のプロジェクトに対しての提案である。

1930年代ヨーロッパでの変動時にあって、ミースは空間をできるだけニュートラルにフレキシブルにする案を展開した。ここで私達はユニバーサルスペースの他に直方体空間の間の空間についてに考えている。
